When reserving an accommodation, the following conditions come into force, which govern the reservation agreement - with the mediation of Cantabria Host SL - of the holiday accommodation between you as a tenant, hereinafter the client, and the owner of the accommodation. Cantabria Host SL, hereinafter CH, has the contractual permission of the accommodation owner to sign this reservation agreement on their behalf.
All reservations are initially formalized by confirming the reservation. The reservation will be valid after the advance payment, which consists of 50% of the total rental amount, has taken place within the period of 3 days from the date of the reservation confirmation. CH reserves the right to cancel the reservation without prior notification if the payment of this 50% advance payment was not made on the agreed date, without the client being able to claim or force the reservation. After receiving the initial payment, the client receives the reservation agreement for the reserved accommodation.
The remaining amount of the total rental amount must be transferred to the CH bank account 10 days before arrival.
The prices indicated for the accommodations are the rental prices for the entire selected period.
These prices are, unless otherwise stated in the booking confirmation, including all costs for the use of the accommodation, consisting of VAT (on the booking agreement mediation service), normal water consumption, gas and electricity, bedding, bathroom and kitchen and final cleaning.
On the day of arrival, the client must pay a deposit as a guarantee for compensation for any damage (of any kind) that occurs in the rented accommodation due to the client. This deposit will be fully refunded within 7 days of the departure date, provided no damage has been caused.
Reasons for non-return (partial) of the deposit:
In order to correctly verify the status of the accommodation, CH reserves the right to carry out the necessary checks during the seven days following the end of the rental period.
The client has the right to cancel the reservation agreement by giving written notice to CH. The date of receipt by CH determines the cancellation costs, which are determined as follows:
a) Before 14 days before the arrival date: 0% of the total rental amount
b) Between 14 and 7 days before the arrival date: 40% of the total rental amount
c) 7 days or less before the arrival date: 75% of the total rental amount
The occupancy of the rented accommodation is limited to the number of people mentioned in the reservation agreement. CH has the right to refuse entry to the accommodation in case of exceeding the allowed number of people, without this having any right to compensation, or CH may decide to increase the rental price with the amount that is considered based on the price per person. per day for the corresponding accommodation.
The client must respect the rules between neighbors and local municipal regulations. The organization of parties is not allowed in Cantabria without a proper municipal permit. In case of negligence or inappropriate behavior, CH reserves the right to cancel the reservation agreement with immediate effect and without prior notice, which may result in the loss of the deposit and the rental amounts paid by the client.
Pets are only allowed if this has been requested in advance and confirmed in writing by CH
All accommodations offered by CH are strictly for vacations. Professional photography, film recording, parties or weddings in and around the accommodation are only allowed after written permission from CH.
In the event that due to unforeseen circumstances, outside the competence of CH, the reserved accommodation cannot be used, CH will inform the client as soon as possible and offer an alternative solution in the form of equal or superior accommodation, if this occurs. before arrival at the accommodation. If the client does not accept the alternative offered, the reservation will be canceled with the immediate refund of the amounts paid, without incurring additional obligations for CH.
In the event that the booked accommodation is not usable during the stay, CH will offer a suitable alternative after careful consideration of the circumstances and where it proves impossible to resolve the problems encountered, making the stay no longer possible. In addition, CH will play its role as intermediary in the recovery (if necessary through legal means) of the money already paid to the owner in question for the stay.
Incidents or complaints related to rented accommodation must be reported immediately to CH, which will do its best to resolve the problem as quickly as possible. If, despite everything, the problem is not resolved satisfactorily, the client must inform CH of the complaint in writing during the stay. Complaints that are communicated after departure cannot be treated as such. CH is available to the client throughout the rental period to help solve all minor problems and do everything possible to make the stay as pleasant as possible.
On the day of arrival, the accommodation will be available from 16:00. An earlier check-in than 16:00 can be requested, which will be honoured, where possible, but can only be confirmed on the day of arrival. A few days before the day of arrival, the client will receive an email from CH informing them with precise instructions on how to check-in. Unless CH and the client have agreed otherwise in writing, the client (and all guests) must leave the accommodation on the day of departure no later than 11.00 am. The client may request a late check-out, CH will do its best to accommodate this as far as possible.
CH cannot be held responsible in the following cases:
When reserving an accommodation, the aforementioned general terms and conditions for the reservation agreement for the holiday accommodation come into force. In all matters not included in these conditions, Spanish law will apply. The parties expressly waive any other jurisdiction and submit to the jurisdiction of the courts of Cantabria to resolve all problems arising from the application and interpretation of this agreement.
